Traffic Impact Assessment

What is Traffic Impact Assessment (TIA)?

Traffic Impact Assessment is a report that is prepared to better understand, assess and mitigate any identified traffic and transportation issues associated with the proposed development.

How is Traffic Impact Assessment (TIA) Conducted?

For Traffic Impact Assessment (TIA), Engineers examine the development area with respect to existing conditions including land use, roadways, traffic conditions, etc. and follow the following procedures:

  • Estimate future vehicular trip patterns generated to and from the development area based on assumed land uses;

Traffic Impact Assessment (TIA)

Vehicular Trip Patterns

  • Distribute and assign the projected vehicular demands on adjacent roadways based on the access strategy and the anticipated location of trip origins and destinations; and

Projected Vehicular Demands

  • Complete an overall analysis and assessment of the estimated traffic volumes within the study intersections to identify possible roadway capacity restrictions and potential roadway improvements that may be required. [Potential roadway improvement requirements include traffic control and geometric mitigation measures to ensure that safe and reasonable levels of traffic service are maintained.]

Potential Roadway Improvement

Why is Traffic Impact Assessment (TIA) Important in Commercial Development?

The main purpose of TIA is to identify roadway and intersection geometry requirements and improvements that may be needed to accommodate the additional traffic anticipated to be generated by the proposed development.
