Case Study: Environmental Site Assessment Phase-1 by MR Engineering

Environmental concerns are top of mind for property owners, buyers, and investors in 2024. When it comes to assessing environmental risks, MR Engineering stands out as a trusted expert. In this case study, we highlight our Phase-1 Environmental Site Assessment (ESA) for a commercial property in Edson, Alberta, demonstrating why MR Engineering is the partner of choice for precise, reliable, and compliant environmental solutions.

What is a Phase-1 Environmental Site Assessment?

A Phase-1 ESA is a non-intrusive investigation that identifies potential or existing environmental contamination liabilities for a property. Conducted in line with the Canadian Standards Association (CSA) Z768-01 and Alberta Environmental Site Assessment Standard (March 2016), this assessment is critical for:

  • Real estate transactions
  • Financing approvals
  • Regulatory compliance
  • Environmental due diligence

The Project: Addressing Environmental Risks in Edson, AB

Project Scope:
MR Engineering was retained to conduct a Phase-1 ESA for a commercial property located at Edson, AB. The client aimed to evaluate the site’s environmental conditions, especially given its history as a gas station.

Our Approach:
To deliver a thorough assessment, MR Engineering’s team executed a multi-step process:

  1. Historical Records Review: Using aerial photographs, government records, and archived data.
  2. Site Reconnaissance: Visual inspections to assess property conditions and surrounding influences.
  3. Interviews: Consulting with current and previous owners to understand past land uses.
  4. Regulatory Review: Reviewing abandoned wells, storage tanks, and environmental violations databases.

Key Findings

  • Historical Use: The site was once home to a Super Save Gas Station operating in the 1980s, raising concerns about potential hydrocarbon contamination.
  • Soil Investigation: Earlier reports from 1995 identified exceedances in Polycyclic Aromatic Hydrocarbon (PAH) concentrations compared to the 2024 Alberta Tier 1 Soil and Groundwater Remediation Guidelines.
  • Site Conditions: No active contamination was observed during the site visit. However, further Phase-2 investigations were recommended to assess hydrocarbon and heavy metal concentrations in soil and groundwater.

Why MR Engineering Stands Out

  1. Expertise in Compliance: We strictly adhere to CSA Z768-01 and Alberta standards to deliver reliable assessments.
  2. Meticulous Process: From historical reviews to advanced site inspections, no detail is overlooked.
  3. Client-Centric Solutions: We provide actionable recommendations, ensuring clients stay ahead of environmental risks.
  4. Proven Results: Trusted by industries across Alberta, MR Engineering has a track record of success in ESAs, ensuring properties are environmentally compliant and investment-ready.
