  • Behind the Bricks: How MR Engineering Helped Future-Proof Shopping Centre

Behind the Bricks: How MR Engineering Helped Future-Proof Shopping Centre

When you’re managing or investing in commercial property, peace of mind doesn’t come from guessing-it comes from knowing. That’s exactly what MR Engineering delivered when they recently conducted a full-scale Property Condition Assessment (PCA) of a well-frequented shopping plaza at 5804 Terrace Road NW in Edmonton.

Built in 1985 and home to businesses like Fire & Flower, Panago Pizza, and Capilano Pharmacy, this commercial hub needed a health check. Not just a surface look-but a detailed, professional, engineering-grade inspection. The kind of due diligence that helps property owners avoid nasty surprises and plan smart for the future.

    Why This Assessment Mattered

Think of a PCA like a full-body scan for your building. MR Engineering didn’t just walk through and snap a few photos. Their team, led by Structural specialist Mohammed Taher Ahmed Silledar, carried out a methodical inspection based on ASTM standards-one of the most trusted frameworks in the industry.

The result? A deep dive into everything from the roof to the foundation, with expert eyes on structural soundness, drainage, mechanical systems, and even the landscaping.

    What They Found

The good news: The plaza is in solid shape overall. No red flags, no structural surprises. But MR Engineering’s value lies in the details. They caught things others might miss:

    • Cracked sidewalks near storefronts-small now, but a liability waiting to happen
    • Roof gravel missing in spots, opening the door to insulation issues
    • Overgrown moss on parts of the roof that could lead to water damage
    • Expired fire extinguishers-a silent but serious safety lapse
    • Aging rooftop HVAC units in Building 2 that might not survive another deep freeze

Rather than scare you, MR Engineering gives you clarity. Their report doesn’t just say what’s wrong-it outlines exactly what to do next and how urgent it is.

    The MR Engineering Advantage

Any engineer can point out a crack. MR Engineering’s real value is their foresight and practical advice. They help owners:

    ✅ Prioritize maintenance
    ✅ Budget wisely
✅ Extend the life of critical systems
✅ Avoid tenant complaints and safety issues
    ✅ Protect property value

Their work ensures that owners aren’t caught off guard-and that the property stays welcoming, functional, and financially sound.

    The Bottom Line

This assessment wasn’t just a report. It was a roadmap for responsible ownership.

If you’re buying, managing, or investing in commercial property in Alberta, don’t wait for problems to find you. MR Engineering gives you the expert insight you need-before it becomes a costly emergency.

  • How Weather Can Impact Your Building’s Structural Integrity

Weather is one of the most overlooked factors when it comes to building maintenance. Over time, exposure to rain, snow, temperature changes, and high winds can weaken structural components, leading to foundation cracks, roof damage, and material deterioration.

At MR Engineering, we assess how weather affects buildings and help property owners take proactive steps to prevent costly damage. Our structural inspections ensure that your property remains resilient against environmental conditions.

How Different Weather Conditions Impact Structures

    1. Cold Weather & Freeze-Thaw Damage

❄️ Freezing temperatures pose a significant risk to structures. When water seeps into small cracks in concrete, bricks, or foundations and then freezes, it expands—widening the cracks over time. This freeze-thaw cycle can compromise structural stability, leading to costly repairs or foundation failure.

🔹 Solution: Regularly inspect and seal cracks before winter arrives.

    2. Heavy Rain & Drainage Issues

💧 Excessive moisture is a silent enemy to buildings. Poor drainage systems can cause soil erosion, foundation shifts, and basement leaks, leading to significant structural issues.

🔹 Solution: Ensure proper site grading and install effective drainage systems to redirect water away from the foundation, preventing settlement and water intrusion.

    3. Wind & Structural Stability

💨 Strong winds, especially during storms, can loosen roofing materials, damage siding, and weaken load-bearing structures. Repeated exposure to high winds can compromise a building’s integrity over time.

🔹 Solution: Conduct routine structural inspections and secure roofing, siding, and exterior materials to prevent wind-related damage.

How to Protect Your Property from Weather Damage

✔️ Perform seasonal structural inspections to catch early signs of damage.
✔️ Ensure proper insulation and waterproofing to prevent moisture-related issues.
✔️ Reinforce structural weak points to withstand extreme weather.

Stay Ahead of Weather Damage with Professional Inspections

Ignoring weather-related damage can lead to expensive repairs and long-term stability issues. MR Engineering provides professional inspections to help protect your investment.

Owning a building comes with a lot of responsibilities, and structural integrity should be at the top of the list. Whether you own a home, manage a commercial space, or oversee an industrial facility, regular structural inspections can prevent costly repairs, safety hazards, and compliance issues.

At MR Engineering, we specialize in structural inspections that help property owners stay ahead of potential issues. Here’s why these inspections matter and what you can expect.

    What is a Structural Inspection?

A structural inspection is a thorough assessment of a building’s key structural components—foundations, walls, beams, columns, and load-bearing elements. These inspections identify cracks, shifting foundations, water damage, and other structural concerns that could become major problems if left unaddressed.

Case Study: How a Structural Inspection Saved a Commercial Property Owner Thousands

We recently conducted a structural inspection for a multi-unit residential building in Calgary. The owner noticed minor foundation cracks but wasn’t sure if they were serious. After a full assessment, here’s what we found:

    Key Findings

🔎 Foundation Cracks: Signs of stress and potential long-term stability concerns.
💧 Water Intrusion: Stains and moisture buildup near the cracks, indicating poor drainage.
⚠️ Uneven Settlement: Slight shifts in the structure that could worsen over time.

    Our Recommendations & Solutions

✔️ Foundation Repairs: Epoxy injections to seal cracks and prevent further deterioration.
✔️ Drainage Improvements: Adjusting ground slopes to redirect water away from the foundation.
